20 Dubai listing reels that blew up, and how they sell
Every reel here is a Dubai agent or broker selling one specific home. I scanned 1,051 reels and kept the 20 listing videos with the most views, with at most 2 per account. Each one shows the hook, how it sells the home, how it gets leads, and why it blew up.

What the viral listings have in common
1
The tour is inside a skit
4 of the 5 biggest reels are not plain tours. A friend asks 'How much rent do you pay?', the agent says 'It's my own villa', and the tour becomes the punchline. Another is a silent comedy where a man sneaks and rolls through an AED 83M villa.
Seen in: #1, #2, #4, #5, #7
2
Rent is the hook
'How much rent do you pay?' opens 4 of the top 7. Everyone in Dubai pays rent, so everyone stops. The same script got 77.7M, 60.6M, 24.4M and 9.5M views on four different accounts.
Seen in: #1, #2, #5, #7
3
Price in the first second, or no price at all
The Bugatti penthouse says 'only Rs 1,605 crore' in second one (31.5M views). Most others hide the price, and the comments fill with 'Price?'. The 3-bed Marina flat with no price got 9,759 comments.
Seen in: #3, #4, #13, #18
4
They ask for a comment, not a call
'Comment VILLA', 'put a + in the comments', 'tag a friend who can afford it'. Comments push the reel to more people and each one is a lead. The tag-a-friend ending pulled 126,839 comments.
Seen in: #1, #2, #3, #18
5
The payment plan comes last
After the tour, big text: '20% down, 1% a month, 40% on handover', or 'from AED 1.6M with an 18-month plan'. It makes the dream feel doable after people have already watched.
Seen in: #2, #5, #11
6
One take feels like a real viewing
Many tours are one long walk or glide with no cuts: an agent naming each room, or a slow move from the sofa to the view. It feels like you are walking in yourself.
Seen in: #9, #12, #13, #16, #19, #20
7
Open on the best thing
A door swings open, the Burj Khalifa slides into frame, the sunset Marina from the top floor, the agent on a balcony with the view behind her. The best shot comes first, not last.
Seen in: #8, #10, #13, #17, #20

Talk in your buyer's language
The top 3 are in Hindi, with the price in rupees crore for Indian buyers. One is in Punjabi. A well-known song in that language does a lot of the work.
Seen in: #1, #2, #3, #5
Good to know. These are mostly real reach: the median is 3.5 likes or comments per 100 views. Two @aqardxb reels sit at 0.3 to 0.4 per 100, which usually means ads helped, and they are flagged. The 10M+ hits are all villas or a penthouse. The best plain apartment listings land around 0.3M to 1M views (1-bed Marina 1.0M, 3-bed Marina 875K, 2-bed Downtown 462K). Five are older hits from 2022 to 2024.

End where it started so it loops
Copies #10, #12, #16, #19 and #20: 0.3M to 1.4M views with no talking at all.
Quick rules
First second: a rent question, the price, or the best view.
Wrap the tour in a small story or skit when you can.
Price goes in second one or not at all. Never in the middle.
Ask for a comment keyword: 'Comment VILLA', 'comment +'.
Payment plan as big text at the end.
Phone number on screen or an end card with your name.
DLD permit number or QR in the caption, as licensed agents do.
One take or long glides. Name each room in one short line.
Use a song your buyers know, in their language.

Ranked by views. Every one is an agent or broker selling one specific home. Tap a cover to play it here.
HookA POV hand with a watch reaches toward a woman in a teal saree stepping out of a black car at a white villa, with 'HOW MUCH RENT DO YOU PAY?' on screen, as a voice asks in Hindi how much rent she pays.
How it sells the homeThe woman plays a rich wife and walks the camera through the villa in Hindi and English: foyer, formal living and dining, family dining, bar, closed kitchen, the lift ('we always use the lift'), guest, parents', daughter's and master bedrooms, walk-in closet, golf view, gym, PlayStation room and parking for 8 cars. No price, size or payment plan is given, and the only on-screen text is the opening question plus a small QR code in one bedroom doorway shot.
How it gets leadsThe caption asks viewers to comment 'VILLA' and she will send the details; the video itself has no call to action.
Why it blew up
Opens on a renter's question, 'How much rent do you pay?', and flips it: 'My husband is so rich, it's my own villa.'
The POV hand with a watch pulls the viewer in, so it feels like you are the guest getting the tour.
Each room gets a homely line, like hot parathas in the closed kitchen or the husband's PlayStation room, so it feels lived in.
The punchline 'What does your husband do?' 'Even I don't know' gets laughs, and the same script hit 24.4M views for @sayiqarealty.dxb.
Copy it for your listingHave one person play a rich owner stepping out of a car at the Dubai Harbour tower while you film POV on the Osmo asking 'How much rent do you pay?', then let them walk you from the lobby to the sea-view balcony with one homely line per room, a funny last line, and 'Comment HARBOUR' in the caption.
HookA POV hand with a black watch reaches toward a woman in a pink floral saree outside a modern villa, with 'HOW MUCH RENT DO YOU PAY?' on screen, as a voice asks in Hindi 'Excuse me, how much rent do you pay?'
How it sells the homeThe agent plays the owner and leads the camera through her '5 bedroom villa' in Hindi and English: living area, guest dining, family area, kitchen and closed kitchen, private lift, guest, parents' and sister's bedrooms, master bedroom with walk-in closet and golf view, then basement gym, games area and theatre. Only at the end, sitting on the terrace, she explains the deal with big on-screen text: '60/40', '20% DOWNPAYMENT', '40% 1% MONTHLY INSTALLMENT' and '40% ON HANDOVER'.
How it gets leadsShe ends with 'If you want to invest in such properties, comment below, I'll get your unit booked', shows 'COMMENT BELOW' on screen, and the caption asks viewers to comment 'VILLA'.
Why it blew up
Same rent-versus-own opener as the 77.7M-view reel: 'How much rent do you pay?' 'Why would I pay rent? It's my own villa.'
The sound is the Bollywood song 'Chammak Challo', which Hindi-speaking viewers already know, and it keeps the long walk-through fun.
Small funny beats keep people watching, like 'No no no, not this' at the stairs because she has a private lift.
The payment plan comes last as big text, 20% down and 40% on handover, so viewers who stayed get the 'how' and comment.
Copy it for your listingShoot the same POV skit at the Dubai Harbour tower: a friend asks 'How much rent do you pay?' in the lobby, you answer 'It's my own flat' and walk the Osmo room by room to the sea-view balcony, then sit there and give the price or payment plan as big text ending with 'COMMENT BELOW'.
HookThe agent, in a pink turban and grey suit, smiles beside a glowing white scale model of the tower and says in Hindi 'Only Rs 1,605 crore', as 'IN JUST' then 'RS. 1,605 CRORES' pop up as bold captions.
How it sells the homeThe agent talks straight to camera in Hindi next to the lit scale model of Bugatti Residences by Binghatti, and the video never goes inside a real unit. Word-by-word captions hit each fact in turn: the price first, then '7' bedrooms, 'BINGHATTI', 'LOCATION WILL BE IN THE HEART', and 'PARK' with a cut-out Bugatti car as he says you can park your Bugatti inside your own penthouse.
How it gets leadsHe ends with 'If you don't have 1,605 crore, tag the friends who already have it', and the caption carries the Trakheesi permit 0575277834 with its QR link.
Why it blew up
The price lands in the first second, and quoting it in rupees crore makes a Dubai penthouse feel huge to Indian viewers.
Calling Rs 1,605 crore 'sirf', meaning 'only', is the joke, and comments copy it: 'Sirf?', 'missed it by 1,000 rupees'.
'Tag the friends who already have it' turns the ending into tag bait, which helps explain 126,839 comments on a 29.3-second reel.
Bold word-by-word captions and a cut-out Bugatti popping up on 'PARK' keep the eye busy, with a cut about every 3.66 seconds.
Copy it for your listingStand on the Dubai Harbour apartment's sea-view balcony or beside the tower's sales-gallery model, say the price in the first second, add bold word-by-word captions for bedrooms, sea view and beach, and end with 'If you can't afford it, tag a friend who can' plus the permit number in the caption.
HookA man in a black shirt and white trousers swings open a giant black pivot front door as a woman in a long black dress with a red bag walks in, and he sprints in after her, with no words spoken.
How it sells the homeNo one presents the house: the woman walks calmly from room to room while the man hides behind walls and doors, rolls on the floor, crouches behind the kitchen island and dashes past, so the camera takes in the pool, open kitchen, courtyards, staircase, lift, gym, bedrooms and a garage with a car and dirt bike. The only sales facts are the on-screen 'AED 83 million DUBAI' over a terrace shot with the city skyline at 2 seconds, and the caption '$ 23 Million Luxury Villa Tour'.
How it gets leadsNo clear call to action.
Why it blew up
It plays like a silent comedy with almost no words, so it works in any language, and comments come in Spanish, Arabic and emoji.
The man sneaking, rolling on the floor and shouting 'Die die die!' keeps you waiting for the next gag while the rooms pass by.
The price lands at 2 seconds as 'AED 83 million DUBAI' over a skyline shot, so viewers know early it is a mega villa.
A cut about every 4.49 seconds, then a payoff ending, him flopping on a sofa in a dark room saying 'Finally I'm home'.
Copy it for your listingWith two people, have one walk calmly through the Dubai Harbour apartment while the other sneaks, hides behind doors and slides past in the background, film wide on the Osmo with no talking, and put the price as one line of text over the sea-view balcony shot in the first 2 seconds.
HookA low wide shot of a modern villa as the agent, in a black tank top and blue shorts, strolls out of the gate past a black Mercedes C300 while a hand with a ring waves him over, with no line spoken yet.
How it sells the homeAfter the Punjabi line 'Such a beautiful villa, how much rent do you pay?' and his reply 'Crazy, it's my own villa, why would I pay rent?', the agent walks the camera over stepping stones to the front door, then through the formal living, formal dining, serving kitchen, a bedroom, the balcony, gym, a ring-lit room, courtyard and pool deck. The number 054 244 0006 sits at the top of almost every shot, and he closes on a terrace sofa with the deal: a 60/40 plan, 20% down, 1% a month, 40% on handover.
How it gets leadsThe phone number 054 244 0006 stays on screen for almost the whole tour, and the video ends on a card reading 'Raminder Singh +971 54 244 0006'.
Why it blew up
It reuses the proven rent-versus-own opener in Punjabi with a male lead, so Punjabi speakers get their own version of a viral script.
His casual gym look, tank top and shorts, and the 'Crazy, it's my own villa' reply make it feel like a mate showing off.
Long walking shots, about 10.2 seconds each, feel like a real visit and let viewers take in each room.
The payment plan comes casually at the end, '60/40, 20% down, 1% a month', so the dream sounds doable and people comment 'Price'.
Copy it for your listingHave a friend film POV on the Osmo and ask in your own language 'How much rent do you pay here?' as you walk out of the Dubai Harbour tower lobby, then give a relaxed room-by-room walk to the sea-view balcony with your phone number fixed at the top of every shot and a name-and-number end card.
HookFor 2 seconds the viewer sees a still night shot of a lit beachfront mansion on an empty street with the text 'The Front VS...', with only a song playing, and then it cuts to the basement.
How it sells the homeNo one presents and no one talks, only a song plays. After the front shot, one label 'The Basement' stays on screen while the camera glides past a red Ferrari, a silver classic Mercedes, a pillar with a Ferrari logo, a lit chevron wall, a big white bear statue, a row of toy cars and helmets, and a giant Audemars Piguet clock; no price, size or room is shown, and the long caption explains why basement parking by the sea is rare.
How it gets leadsOnly the caption's last line, 'Dm for a private tour', with nothing on screen and no number, keyword or QR code.
Why it blew up
The text 'The Front VS...' sets up a question in the first second, so people wait to see what the back hides.
The payoff is a hidden garage of supercars and toys, and comments react to the cars, like 'Bro has sls 300'.
At 13.6 seconds with one fixed label and no talking, it is easy to rewatch and works in any language.
Viewers joke 'Pov basement is more costlier than the house', and it pulled 13.6% engagement on 4,808,850 views.
Copy it for your listingOpen on a 2-second still of the Dubai Harbour tower from the street with the text 'The Building VS...', then cut to a slow Osmo glide through the furnished apartment that ends on the balcony sea view under one label 'The View', set it to a trending song, and put 'DM for a private tour' in the caption.
HookA teal G-Wagon sits outside a white modern villa while a woman in a cream dress walks up waving, and the subtitles read 'Excuse me' and then 'How much are you paying for rent in Dubai?'.
How it sells the homeTwo women act it out: the driver in a green suit plays the owner, answers 'In Dubai, not that much... It's just AED 6 MILLION a year', and walks the asker through the villa with burned-in subtitles and meme cut-ins. The order is entrance, bedrooms, staircase ('Around 27,000 square feet'), family room, show kitchen and the help's kitchen, then the garden and pool ('a 19,000 square feet plot'), ending as they head upstairs.
How it gets leadsThe caption says 'Follow for part 2 of the tour' and asks 'what do you think so far?', the end card says 'See Part 2 on our page', and a small QR code pops up on screen during the tour.
Why it blew up
It opens like a street interview about rent, a topic everyone in Dubai cares about, and 'AED 6 MILLION a year' shocks people.
Funny lines like 'Three dogs, five... and one cat?' and 'Wait, but then what about me?' plus meme cut-ins keep 115.7 seconds moving.
Big numbers come out as chat while walking, 27,000 square feet and a 19,000 square feet plot, so it never feels like an ad.
Comments argue it is staged, like 'You can tell it's not her house', and the 'See Part 2' ending pulls viewers to the page.
Copy it for your listingHave a friend stop you outside the Dubai Harbour tower and ask 'How much is your rent?', answer with the real rent or price, then walk them through the furnished apartment on the Osmo with funny back-and-forth, burned-in subtitles, the sea view saved for the last room, and 'See Part 2 on our page' at the end.
HookA closed dark wood double door with a brass circle design swings open and a man in a black suit steps through, under the fixed text 'Your dream Penthouse' and 'DUBAI MARINA', then it cuts to him as a silhouette against floor-to-ceiling glass, set to the track 'Harleys in Hawaii'.
How it sells the homeThe man never talks; he walks as a silhouette across a marble floor to the glass, steps onto the balcony and points his arm at the view, while the camera leans over the glass rail to look down on the Marina and its yachts, cuts to an empty wood-floor room and goes back out to the view. The only on-screen text is 'Your dream Penthouse' and 'DUBAI MARINA', and the 11,663 sqft size, four bedrooms and private pool are in the caption only.
How it gets leadsThe caption says 'DM for more details' and lists the phone number +971 50 4019196, with nothing on screen.
Why it blew up
The closed door opening on a man in a suit makes a quick 'what is behind it' moment in the first second.
Most of the 15.7 seconds is the camera leaning over the glass rail, looking down on Marina yachts from far above.
There is no talking and only one short text line, so it works for any viewer and is easy to watch again.
The caption gives 11,663 sqft but no price, so viewers comment 'How much it cost' and tag other accounts.
Copy it for your listingHave one person open the apartment's front door from inside and walk to the window as a silhouette, follow them on the Osmo out to the balcony and tilt down over the rail to the Dubai Harbour beach and sea, keep the text to the tower name and 'Dubai Harbour', and put size, bedrooms and your phone number in the caption.
HookThe agent in a navy blazer walks toward the camera down a lit path in front of the villa at dusk, under a red '6 BEDROOM VILLA' tag and a 'PALM JUMEIRAH ISLAND' pin, while his voice says 'Guys, come check out this beautiful six-bed villa here in Palm Jumeirah' over 'Get Low'.
How it sells the homeThe agent walks ahead of the camera in what looks like one long take (no hard cuts were detected) and names each space as he passes: entry foyer, six bedrooms, open kitchen into dining and the formal sitting area, then outside to the infinity edge pool and the house front. He sells the upgrade story, 'completely gut-renovated by the owner' and 'everything Italian', and never says a price.
How it gets leadsHe ends with 'if you want more information, make sure to DM me', a 'FOLLOW FOR MORE' sticker sits on the last shot, and the caption says 'follow @farooq_syd'.
Why it blew up
The first line talks to the viewer, 'Guys, come check out', and the red tag gives bedrooms and place before he reaches the door.
One continuous walk with no hard cuts feels like a real viewing, so people stay to see the pool at the end.
Short spoken labels like 'Beautiful entry foyer' over the fast 'Get Low' beat keep 53.7 seconds moving.
No price is given, so comments fill with 'How much', 'Price ?' and 'Price', adding to its 595 comments.
Copy it for your listingHave a friend film you on the Osmo in one unbroken take as you walk from the Dubai Harbour tower entrance into the furnished apartment, naming each room in one short line, ending on the balcony sea view with 'DM me for more information', and with a red tag on top showing the bedrooms and 'Dubai Harbour'.
HookA tall black pivot front door framed in white swings open with no one in frame, and the camera glides straight toward a bright living room, with soft music and the text 'Al Barari dubai' on screen.
How it sells the homeNo one presents and no one speaks, only music plays. One smooth glide goes from the door into the double-height living room toward the tall glass, then it cuts to the long pool with a see-through glass edge, a bedroom with a curved sofa, and sliding doors that open onto a balcony over big trees and the pool; the 5 bedrooms, 8,500 sq ft BUA and 10,750 sq ft plot appear only in the caption, which says 'Price on request'.
How it gets leadsThe caption says 'DM for private viewing & brochure', and the video ends on a white card with the Dubai Land Department Permit QR code.
Why it blew up
The door swinging open with no person in frame makes a clean 'come inside' moment that pulls the viewer in.
Long smooth glides with few cuts, 3 detected in 29.7 seconds, make the house feel calm and expensive.
Green trees fill almost every window and the balcony view, which matches the caption's 'Dubai's greenest community' pitch.
'Price on request' and no on-screen facts push questions into comments like 'how much this villa?' and 'Can you share more details please?'
Copy it for your listingStart with the Osmo pushing in as the apartment's front door swings open, glide in one slow move to the window and out to the balcony sea view, cut to the pool deck and a bedroom, add only 'Dubai Harbour' as text, put the facts and 'DM for viewing' in the caption, and end on your DLD permit QR card.
HookAgent Angelika stands in the open front door and says 'I'm inside the most affordable luxurious one-bedroom apartment in the Marina', with the words popping up in white and green captions.
How it sells the homeAngelika talks to camera at the door, then walks you in: keyless door panel with a la carte housekeeping, guest washroom, living room with Marina view, Siemens kitchen, bedroom, bathtub and rain shower, two balconies, rooftop infinity pool and gym. Only at the end, standing at the pool edge, she says units start from AED 1.6 million with an 18-month post-handover payment plan, shown in bold green captions.
How it gets leadsShe closes with 'contact us today and reserve your unit', the caption gives info@realestateblondies.com, and a QR code sits in the top corner for the whole video.
Why it blew up
The first line promises 'the most affordable luxurious' flat in Dubai Marina, a money promise that makes buyers stay to hear the price.
The price, AED 1.6 million, comes only in the last 10 seconds, so people watch all 85 seconds to get it.
She names things renters care about, keyless entry, a la carte housekeeping, easy short-term renting, so investors picture rental income.
Big word-by-word captions work with sound off, and the 674 comments are full of people typing just 'Details' to ask for more.
Copy it for your listingStand in the Dubai Harbour flat's doorway and say one value line you can back up to camera, then walk room by room on the Osmo to the sea-view balcony, add the tower's pool and gym, and say the price and payment plan last in bold captions.
HookThe first frame is already inside a double-height living room with a tall stone wall, a green painting, long hanging lights and an open glass wall to the garden, while a soft Spanish love song plays.
How it sells the homeNo one is on camera and no one speaks. One smooth 36-second take drifts from the sofa, out the sliding glass door, along the lawn and pool, under a white-curtained cabana and pergola, then turns back to show the white villa with loungers in the water, with no text, price, size or location on screen.
How it gets leadsNo clear call to action. The caption only says 'Luxury Villa for sale in Dubai' and gives permit number 928703091.
Why it blew up
One unbroken gimbal move from the sofa to the pool feels like you are walking through the house yourself, with no cuts.
The last turn back shows the whole white villa and pool at once, a payoff shot that rewards watching to the end.
Carla Morrison's 'Disfruto' gives it a calm, romantic dream-home mood, and it pulled 53,665 likes, a 5.35% engagement rate.
No price, size or location is given, so the comments ask 'What is location? And price' and 'How much?'.
Copy it for your listingPlan one slow Osmo walk from the flat's front door through the living room and out to the balcony, end on the open sea and beach, lay a soft trending love song over it, put no text on screen, and keep only the permit number in the caption.
HookA sunset view from a high balcony down the Marina canal full of boats, with white text 'For sale 3 Bdr apartment in Dubai Marina', as the agent starts saying 'For sale 3 bedroom apartment in Dubai Marina with this amazing Marina and sea view.'
How it sells the homeThe agent holds the phone himself and walks every room in one take, only showing up in a mirror, with one-word captions on his short broken-English lines. He says the size, 2,500 sq ft, at 14 seconds, then shows living, dining, kitchen, guest washroom, maid's room, two bedrooms and the master with wardrobes 'for the lady and gentleman', and he never says the price.
How it gets leadsHe ends with 'who like the apartment please contact me' and a post-handover payment plan, and the caption gives his number +971524581858.
Why it blew up
No price anywhere in 125 seconds, so 9,759 people commented, mostly 'Price' or 'Price?', a huge comment count for its views.
It opens on the best shot first, the sunset Marina canal from a top floor, before you see a single room.
One raw take in his real voice and rough English, like 'I never seen like this upgrade before', feels honest and unpolished.
Scarcity lines repeat all the way through: 'only apartment we have like this', 'highest possible floor', 'you will never find like this'.
Copy it for your listingOpen on the Dubai Harbour balcony sea view with the text 'For sale, furnished sea-view apartment, Dubai Harbour', then walk every room in one Osmo take talking in your own words, say the size early, repeat that everything stays, leave the price out and ask people to call.
HookA wide shot of the white villa beside a long pool with a woman agent on the grass, then she stands at the front steps under a '5 BR Villa, Al Barari Dubai' label, as the voice says 'In Al Barari, Dubai, five bedroom villa for sale.'
How it sells the homeA voiceover reads the facts like a spec sheet while the agent walks in a few shots: living room with '8,223 Sq.ft BUA' on screen, dining to the right, show kitchen and chef kitchen, TV lounge, the 11,790 sq ft plot and 20 metre overflow pool, then four en-suite bedrooms upstairs, the master's walk-in wardrobe and bathroom, and a top view over the pool. The asking price, 48,900,000 AED, is only in the caption.
How it gets leadsThe voice says 'please register on the link below', the video ends on a full-screen QR code, and the caption lists Sally's call and WhatsApp number +971503789898, a website link and the permit number.
Why it blew up
The first 5 seconds give the whole pitch, location, 5 bedrooms, brand new, fully furnished, then 'Let me show you the villa'.
A new hard fact lands every 2 to 4 seconds, built-up area, plot, 20 metre pool, en-suite bedrooms, so 55 seconds feels packed.
The shots follow the spoken words in order, dining 'to the right', kitchen 'to the left', so you can map the house.
The price sits only in the caption, so comments are mostly 'Price' and 'How much', and each one is a lead to answer.
Only about 0.4 likes or comments per 100 views. That usually means ads pushed it, so copy the method, not the view count.
Copy it for your listingWrite a short fact script for the Dubai Harbour flat (size, bedrooms, furnished, sea view, balcony, beach, pool), record it as a voiceover, film one Osmo clip per line in the same order, put the size on screen, and end on your permit QR code with 'register on the link below'.
HookA man in a cream suit and sunglasses walks toward the camera along a terrace infinity pool at sunset, under white text 'Dubaï, Atlantis The Royal Residences, For Sale', with 'Timeless' by The Weeknd and Playboi Carti playing.
How it sells the homeNo one speaks. The man walks through the shots like a model while the edit cuts every few seconds: living room with sea view, wide terrace, steps up to a pool cabana, infinity pool edge, pool table, lounge, dining with a city skyline, a glass stairwell with gold ring lights, bedroom and walk-in closet, then a drone shot of the tower with the BARNES logo, and no price or size ever shows.
How it gets leadsNo call to action on screen, only the caption's 'For more information, contact' line with z.maille@barnes-international.com and @zachariemaille_.
Why it blew up
The building is the hook: 'Atlantis The Royal Residences' on screen in the first frame is a famous address people want to see inside.
A trending track, 'Timeless' by The Weeknd and Playboi Carti, plus a cut about every 4.5 seconds, makes it play like a music video.
The suited man walking through every space gives your eye one person to follow and makes the home feel lived in.
No price or size is shown, so comments ask 'Price ?' and 'what's the size and costs', next to rows of heart emojis.
Copy it for your listingPut the presenter in one sharp light outfit, open on them walking toward the Osmo along the Dubai Harbour balcony with the sea behind and the tower name on screen, then cut 3 to 5 second clips of them moving through each room to a trending track, and end on a wide tower shot with your logo.
HookAt 0s the camera looks up at a glass skylight with pool water rippling above and a dark stone wall on the left, while white text reads 'The more you watch, The more details you notice' over Sade's 'Pearls'.
How it sells the homeNo one appears or talks. One unbroken 8-second glide goes from the pool skylight entrance past the floating staircase into the living room with golf course views, and the 22,000 sqft size and 120,000,000 AED price live only in the caption, which lists each detail line by line.
How it gets leadsNo real lead ask: at about 6s the text 'Read the caption' sends people to the caption, which ends with 'Stay tuned for more on this house'.
Why it blew up
The line 'The more you watch, the more details you notice' dares people to rewatch, and the 7.9 second clip loops straight back.
One smooth shot with zero cuts, from rippling pool skylight to staircase to golf view, feels like gliding through the house yourself.
The caption works like a spot-the-detail list, naming the volcanic stone, brass slab and open staircase, so viewers replay to find each one.
Sade's slow 'Pearls' plus a 120,000,000 AED price tucked in the caption make it a dream-home clip people save and share.
Copy it for your listingFilm one slow 8-second Osmo glide that starts on the best detail, like the sea through the balcony glass, and ends on the beach view, add the text 'The more you watch, the more you notice', and list every detail, size and price in the caption.
HookAt 0s the agent stands on the balcony in light blue with the Burj Khalifa filling the sky behind her, '2 BR Apartment, Downtown Dubai' text sits on screen, and her voice says a two-bed in Downtown with Burj Khalifa and fountain views is for sale.
How it sells the homeThe agent appears on the balcony and in the living room while her voiceover reads short facts: Burj Vista Tower 1, 1,600 sq ft (also shown as text), fully upgraded and furnished, linked to Dubai Mall by a walking bridge. The order is balcony view, fountain plaza below, living room, kitchen, dining, hallway, wardrobe, bathroom, bedroom, then back to the Burj, and the 7,800,000 AED price is only in the caption.
How it gets leadsShe says 'register on the link below' and the video ends on a QR code, while the caption gives her phone, WhatsApp, a listing link and permit number 172946.
Why it blew up
The first frame packs the whole sell: a real person, the Burj Khalifa towering right behind her, and '2 BR Apartment, Downtown Dubai'.
Each short voiceover line lands one fact, Burj Vista, 1,600 sq ft, furnished, Dubai Mall bridge, over a shot that matches it.
The price stays out of the video, so comments fill with 'Price?', 'How much?' and 'Interested', which are ready-made leads.
It opens and closes on the same Burj Khalifa and fountain view, then a QR end card turns the last second into a sign-up.
Only about 0.3 likes or comments per 100 views. That usually means ads pushed it, so copy the method, not the view count.
Copy it for your listingStand the agent on the balcony with the sea behind her in the first frame, add '2 BR Apartment, Dubai Harbour' text, record one short voiceover line per Osmo room shot, end on a QR code to a register page, and put price, phone and permit number in the caption.
HookAt 0s a hand with red nails waves at a grand marble staircase and a white flower tree while text reads 'URGENT SALE, SHEIKH'S VILLA, 7 BEDROOMS, 17 222 SQ FT' and a voice says 'Urgent sale. A villa fit for a real sheikh. Seven bedrooms.'
How it sells the homeIt is a POV walk where the camera holder's red-nailed hand waves into each space while a voiceover talks like a friend: 7 m ceilings, a staircase 'just like in the movies', 'This isn't a villa. This is a palace.' The route is entrance, stairs, kitchen, dining, up the stairs to a master bedroom of about 150 square meters, a jewelry and watch wardrobe, then a spa with sauna, jacuzzi and steam room, and no price is ever given.
How it gets leadsThe voiceover ends with 'put a plus in the comments and we will send all the information', and the caption repeats 'Comment «+» for details and pricing.'
Why it blew up
'URGENT SALE' with siren emojis and 'sheikh's villa' in the first frame promises a rare deal and a peek at royal-level money.
Hiding the price and asking for a '+' comment brought 4,320 comments, mostly 'Details', 'Plus' and 'Price?', which pushes the reel wider.
The red-nailed hand waving at each room makes it feel like a friend giving you a private tour across all 86 seconds.
Big-reaction lines like 'This isn't a villa. This is a palace' and 'Have you ever seen a bedroom of this size?' keep energy high.
Copy it for your listingWalk the apartment in one Osmo take with your free hand waving into each room, open with 'URGENT SALE' text over the sea view only if the deal really is urgent, talk like a friend ('Have you ever seen a view like this?'), keep the price out and end by saying 'comment + for details'.
HookAt 0s the camera glides into a wide living room with white sofas and floor-to-ceiling windows on a hazy sea, text reads '5-bedroom penthouse, JBR, Dubai', and Amy Winehouse's 'Back To Black' plays.
How it sells the homeNo one appears or talks. One unbroken 19-second glide moves through the living room toward the windows as the orange sun comes into view, out onto the terrace past a round pool, then holds on the sunset over the sea and the Ain Dubai wheel, with only the '5-bedroom penthouse, JBR, Dubai' line on screen and no price.
How it gets leadsThe caption says 'DM to arrange a viewing' and gives no price, so comments ask 'Still for sale?', 'Price please' and 'Details please'.
Why it blew up
Filmed right at sunset, the orange sun shows up through the glass within seconds and becomes the star of the second half.
One slow continuous move from sofa to terrace to open sea feels like walking in yourself, with zero cuts to break it.
'Back To Black' is a famous moody song that matches the fading light and gives a plain walkthrough a movie feel.
The caption teases 'two pools' and 'incredible views' but holds back the price, which pulls 'Still for sale?' and price questions into comments.
Copy it for your listingBook the shoot for sunset, put one line of text like '2-bedroom sea view, Dubai Harbour' on screen, do one slow Osmo glide from the sofa through the balcony door to the sea and sun, add a moody well-known song, and write 'DM to arrange a viewing' in the caption.
HookAt 0s the camera stands on a high balcony looking at the Downtown skyline under grey clouds, then pans right, and by 2 to 3s the Burj Khalifa slides in and fills the right side of the frame.
How it sells the homeNo one appears, talks or adds text. One unbroken 25-second phone take pans the balcony, tilts down to the blue Dubai Fountain lake far below, comes back past the balcony chairs, then goes inside past a curtain to a bedroom window with the same view, while the 2-bed, 1,200 sqft, Series 09 facts sit only in the caption.
How it gets leadsThe caption only says 'Contact info @Kamydxb', with no price, phone or keyword, so the profile is the only path to the agent.
Why it blew up
The Burj Khalifa sliding into frame within 3 seconds is a surprise reveal that makes people stop and watch it rise up.
Tilting down to the bright blue fountain lake shows how high and close the unit is, something a still photo struggles to show.
A raw single take with no text, no voice and no cuts feels like a friend's phone video instead of a polished ad.
The '#distressed' hashtag and missing price pull curious comments, like 'For rent?' and a Persian 'How can we get the price?'.
Copy it for your listingStart the Osmo on the balcony facing along the rail, pan slowly so the sea and Dubai Harbour marina slide into frame by second 3, tilt down to the beach below, walk inside to the bedroom window, and keep all facts in a short bullet caption.
